Buying a house in Punta del Este is easy to imagine and hard to look after from a distance. Most owners in the area live away 9 or 10 months a year, and during that time the house is left at the mercy of whatever a neighbor happens to notice, an informal caretaker remembers, or plain luck. A leak nobody catches in time, a garden left unattended, a pool with no upkeep when summer arrives — these are the most common problems we hear about from owners in La Barra, Manantiales, and José Ignacio.
That’s why we launched Modo Punta Care — Property Care: a care service designed for those who don’t live in Punta del Este year-round, but want to know their house is in good shape — with evidence, not just promises.
In summary
- Periodic check-ins with photo reports (and video on the Elite plan) the same day as the visit.
- A network of verified providers (garden, pool, electrical, gas, cleaning) coordinated without you making a single call.
- Founder pricing for the first 3 months for the initial group in La Barra.
What’s included
Check-ins with reports
A local property manager visits your property according to your plan’s frequency and sends you photos (and video on Elite) the same day.
Coordinated provider network
Verified electricians, gas technicians, gardeners, pool technicians, and cleaning staff, ready to act without you having to track them down.
There are three plans depending on how much peace of mind you need, and since you’re part of the first group in La Barra, you get founder pricing for the first 3 months:
| Plan | Includes | Founder price | Regular price |
|---|---|---|---|
| Basic | One monthly check-in with a photo/video report. | USD 26/month | USD 40/month |
| Premium | Bi-weekly check-in + coordinated preventive maintenance + emergency management | USD 56/month | USD 80/month |
| Elite | Weekly check-in + renovation coordination + video report (recorded on a phone, as a visual record of what needs fixing) + house ready for your arrival (air conditioning on, fridge stocked with basics) | USD 112/month | USD 150/month |
Service transparency: any additional service (garden, pool, a one-off repair) is paid directly to the provider at their rate — Modo Punta Care doesn’t charge extra on top of that. Premium’s preventive maintenance means we spot the need, set the schedule, and coordinate the provider; the visit itself is billed separately, directly to the provider. On the Elite plan, the “house ready for your arrival” service is included, but the cost of what’s purchased (fridge basics) is charged separately, with a refundable deposit and purchase receipt.
How it works in practice
A local property manager visits your property according to your plan’s frequency, checks the general condition (dampness, damage, security), and sends you the report with photos the same day. If you need garden or pool maintenance, or something specific comes up that needs fixing, we coordinate with a provider from our network — you pay directly for the work done, with no middlemen driving up the cost and no surprise invoices.
Where it’s available
We’re starting in La Barra, with a small group of founding owners, before expanding to Manantiales, José Ignacio, and the rest of the coast. If you want to be part of this first group, with preferential terms for joining early, leave us your details and we’ll get in touch.
Still building your house? Check out Modo Punta Care — Construction Monitoring, the other Modo Punta Care line, designed to support you even before your property is ready to live in.
