El Tesoro Is Expanding: What a Plot Costs Today and How the Cerro Eguzquiza Corridor Affects It

With new access roads and less supply available, El Tesoro is consolidating its growth and adjusting prices. The recent paving of Juana de América avenue up to its connection with Camino del Cerro Eguzquiza has improved traffic flow in the La Barra area and has begun to show in the land market.

In periods of urban expansion, infrastructure acts as a catalyst. In El Tesoro, the combination of better connectivity and a scarcity of available lots puts pressure on prices.

What a Plot in El Tesoro Costs Today

Currently, a 486 m² lot is being sold at around USD 120,000 through real estate agencies. But it is not the only reference price in the neighborhood.

The active listings also include:

  • Lots of approximately 600 m² priced near USD 200,000.
  • Plots of 900 m² from USD 80,000, depending on location and characteristics.

The spread in prices reflects variables such as orientation, immediate surroundings, available services and the degree of consolidation of each sector. Still, the common denominator is clear: land stopped being priced on expectation and started being priced on consolidation.

The Shift Toward Cerro Eguzquiza

With few lots available within El Tesoro’s traditional fabric, part of the demand is starting to look a few kilometers north, along the Camino del Cerro Eguzquiza corridor.

Developed private neighborhoods —even one with a hotel— are already operating there, and other projects are moving forward in different phases. In this segment, lots of roughly 1,000 m² in private neighborhoods start from USD 150,000, with amenities, sports facilities and 24-hour security.

Further up the same corridor, the scale changes: 4,000 m² plots also start from USD 150,000, broadening the investment profile toward larger properties with medium-term appreciation prospects.

Infrastructure, Scarcity and Timing

The Maldonado real estate market confirms a familiar dynamic: when infrastructure arrives and supply begins to tighten, prices tend to readjust.

The El Tesoro – Cerro Eguzquiza axis is today one of the corridors with the most movement in land, combining connectivity, private development and opportunities still available for those who prioritize land as an asset in their wealth strategy.
