Flores 52 in Maldonado: Accessible Investment and Zero-Interest Financing

Maldonado’s real estate market adds a key proposal for investors and families looking for a first home: Flores 52. With 30 residential units under the ANV’s Vivienda Promovida regime and a zero-rate in-house financing scheme, the development combines financial predictability, build quality and an attractive return outlook.

Flores 52: Construction Efficiency, In-House Financing and Strong Yield in Maldonado

The growth of the department of Maldonado continues to set the pace of real estate on the Uruguayan coast. The developer Casa OGA and the design firm PB-Studio have launched Flores 52 for sale. This multi-family housing complex was designed to optimize function, space and access to home ownership. Sales are handled by the real estate agency Vero Breccia Studio.

Located strategically in Maldonado, the project is a three-level building over a ground floor. In total it has 30 housing units and 30 parking spaces, including space for motorcycles.

Strategic Location and a Constantly Expanding Surrounding Area

Less than 100 meters from the Udelar campus, Flores 52 sits in an area of full urban development. Its immediate proximity to Club Charrúas and to the Distrito 52 commercial area, with names such as Tienda Inglesa, Decathlon and Car One, ensures excellent connectivity. As a result, the surroundings offer a full range of services and steady activity all year round.

Construction Innovation and Full Equipment

The project was designed under the Vivienda Promovida Law of the Agencia Nacional de Vivienda (ANV). It stands out mainly for its industrialized building system, Forsa molds, which allows reinforced concrete to be poured in place. This produces highly resistant monolithic structures and shortens construction times.

In terms of finishes and comfort, the units include:

  • Insulation and energy efficiency: Aluglas aluminum windows with hermetic double glazing (DVH 5-9-6). They also have exterior coatings with elastomeric waterproofing that meet the thermal transmittance standards required by the ANV.
  • Private outdoor space: Ground-floor homes have private fenced patios, while levels 1 and 2 have service balconies.
  • Full equipment: Units are delivered fully equipped with Enxuta appliances (refrigerator, cooktop, built-in oven, extractor hood, 60 L water heater and 6 kg washing machine). A 12,000 BTU air conditioner is also installed.
  • Common areas: Gated access with independent gates and security fencing. There is also an entrance lobby and a multipurpose room (SUM) with a kitchenette and an accessible bathroom.

Financial Scheme: Direct Zero-Rate Financing

One of the main attractions of Flores 52 is its payment model, with no bank intermediary. The developer offers direct financing in Unidades Indexadas (UI) at a real rate of zero, structured as follows:

  • Reservation: 10% on signing the purchase agreement (boleto).
  • Promise of sale: 20% (approximately 2 months later).
  • During construction: 60% in 9 consecutive monthly installments in UI.
  • Final balance: 10% on delivery and deed signing.

Construction will begin once 70% of the units are committed, with a start deadline of November 2026. With an estimated build time of 14 months, delivery is planned for January 2028.

Investor Returns

Flores 52 is positioned as a profitable asset for investors who want to enter Maldonado’s real estate market at competitive prices:

  • Rental option: An estimated 8% annual return in dollars from renting the unit.
  • Appreciation option: A projected gain of about 15% by the end of construction (with prices rising from USD 88,000 to USD 98,000).

(Important note: prices are as of September 2026 and are subject to change without notice. Stated values do not include the sales commission of 3% + VAT or deed-signing costs. In addition, roughly 5% of the unit’s value should be budgeted for utility connection costs [UTE, OSE and Antel], furnishing [furniture not included in the electrical package] and costs associated with the co-ownership regulations and plans.)
