New Gated Community on Camino del Cerro Eguzquiza

A new gated community is being developed on Camino del Cerro Eguzquiza, one of the areas with the strongest residential growth outlook on the La Barra–Manantiales axis. Its strategic location offers quick access to the main points of the coast: just 4 minutes from La Barra, 10 minutes from Manantiales, 15 minutes from Punta del Este and 25 minutes from José Ignacio.

The project is developed under a horizontal property regime and includes 64 lots of 1,000 m², a format increasingly sought by investors who prioritize low density, security and long-term planning. The historic main house of the former estancia adds a heritage element that contributes identity and value to the development.

The proposal combines modern infrastructure, full services and round-the-clock surveillance, key elements for a development aimed at both permanent residence and investment with appreciation potential.

Lots are offered from USD 138,000, in an initial phase of the project.

Shopping Promenade

The shopping promenade will cover 21,051 m² and include seven commercial modules with a central hall and 28 units of approximately 144 m², intended for a varied offering of products and services such as technology, appliances, decoration, paint supplies and a pharmacy.

The project faces the interior of the property, with main access from Liber Falco street, avoiding interference with traffic on Camino Eguzquiza. It will have controlled entry, an internal paved avenue and parking for more than 106 vehicles, ensuring orderly, safe and comfortable circulation.

Design and Layout

The layout of the units forms a pedestrian promenade with green areas, recreation spaces and a section for cultural activities. The modules can be subdivided according to commercial needs, adding flexibility and dynamism to the whole.

Public Square

A 2,389 m² public square is also planned, to serve as a meeting and recreation space for the community.

Sustainability

A waste management plan will be implemented, reinforcing the development’s environmental commitment.

The Estancia Miramar shopping promenade is part of an urban project with a sustainable approach, designed to support the growth of La Barra and its surrounding area and to become a new commercial and community reference point for the zone.
