July is when Maldonado’s real estate agencies activate their portfolios for December and January, and the first market data confirm what last season left behind: La Barra remains the highest-appreciation submarket in Punta del Este, both for sales and for rentals.
What last season left behind
The summer from December 2025 to March 2026 was a record: 96% occupancy in the first half of January (vs. 93% the previous year) and bookings 20% higher, according to the Punta del Este and Maldonado Real Estate Chamber. Prices rose about 20% in dollars. A one-bedroom apartment in Brava or Mansa ran around USD 3,000-3,500 per half-month; premium oceanfront ones, between USD 20,000 and 30,000. The most economical options started at USD 1,200-1,800.
La Barra, the area rising the most
La Barra and Manantiales accumulated appreciation of 10-15% between 2022 and 2025, versus the resort’s 7% average. The price per m² now runs between USD 4,500 and USD 9,000, driven by private neighborhoods such as Pueblo Mío and Laguna Estates. In rentals, a two- or three-bedroom house in La Barra starts at USD 3,500-4,000 per half-month, and large houses from USD 50,000 for the first half of January. For the 2026-2027 season the market consensus projects a rise of 3% to 7%, with the premium segment above that range, pressured by local inflation (4.25% annually) running faster than the exchange rate.
