Better Road Circulation and Urban Appreciation in El Tesoro and Camino del Cerro Eguzquiza
Investment in road works has become a key factor in the urban development of eastern Maldonado. The upgrade of Camino del Cerro Eguzquiza not only improves traffic flow but opens new opportunities for the residential and commercial growth of an area that is gaining prominence on the real estate map.
Recent road works around El Tesoro and La Barra have redefined the area’s connectivity and consolidated this corridor as a strategic axis. The works began near the La Barra bridge and moved forward with solutions aimed at organizing traffic and easing daily travel.
One of the main milestones is the traffic interchange at the intersection of Juana de América, Camino del Cerro Eguzquiza and Juan Carlos Legido streets, a key junction that connects flows from La Barra, El Tesoro and nearby residential areas. Added to this is the new roundabout on Camino del Cerro Eguzquiza and Camino del Golf, at one of the entrances to the Pueblo Mío neighborhood, which improves road safety and traffic flow at a high-traffic point.
These works not only organize current traffic but prepare the territory for a new stage of urban growth.
Investment Opportunity
The upgrade of Camino del Cerro Eguzquiza has a direct impact on land values. The consolidation of the corridor eases the connection with San Carlos and with the gated communities and new developments along its route, creating a favorable scenario for medium- and long-term real estate investment.
This new context has driven new subdivisions and residential projects in an area that has stopped being purely a place of passage and become an area with a life of its own. The presence of schools, services and a new shopping center integrated within a neighborhood reinforces its profile as a setting suited to year-round living.
Strategic Location and Quality of Life
Another factor behind the growth of this area is how it behaves in high season. While traffic intensifies and jams in tourist sectors such as Route 10 in La Barra and Manantiales, this corridor allows alternative routes that avoid the most congested hubs.
This makes it possible to keep a steadier pace of life, only slightly busier than in the off-season, without having to cross the most saturated tourist areas. For permanent residents and families who prioritize connectivity, predictability and calm, the area is establishing itself as an increasingly valued alternative.
The upgrade of Camino del Cerro Eguzquiza shows how investment in road infrastructure not only improves traffic flow but redefines urban development, opening new residential and commercial opportunities in one of the areas with the greatest outlook in eastern Maldonado.
Leading Schools in the Area
On the recently paved Juana de América avenue is the school Blue by Busy Hands, a top-level educational institution. Further up, on Camino del Cerro Eguzquiza, The New School also operates, reinforcing the presence of quality educational options in this part of La Barra.
Project Details and Funding
The project, called “Widening of Juana de América and Camino del Cerro Eguzquiza and roundabout at their intersection”, was part of the Fondo de Desarrollo del Interior program. The work involved a total investment of UYU 165,985,733, of which UYU 24,897,860 was contributed by the Maldonado municipal government, reaffirming its commitment to improving road infrastructure and organizing urban growth.
The improved traffic flow on Camino del Cerro Eguzquiza consolidates this corridor as a key piece in the urban planning of eastern Maldonado. The works not only optimize daily mobility but accompany an orderly growth process, strengthening the quality of life and appeal of an area with strong residential and investment potential.
