What a chacra is and how it is offered

In the listings, “chacra” generally refers to a small rural plot of between one and ten hectares (one hectare is about 2.5 acres), with or without a house; “campo” (farmland) is usually reserved for larger areas. The comparison unit is the price per hectare, although that value changes with size, location and improvements. In the sample reviewed, the most frequent size is five hectares.

Pueblo Edén. Supply is concentrated along Route 12 and the Sierra de los Caracoles. How to read a price per hectare

  • The value per hectare falls as size grows. A three-hectare lot in Garzón at USD 100,000 to 125,000 equals between USD 33,000 and USD 42,000 per hectare; a 52-hectare farm in the same area, about USD 7,700.
  • It is an asking price. Listings reflect what the owner asks, not the value at which a deal closes.
  • Listing data do not always match. In several cases the area in the title differs from the one in the description, so it should be confirmed before comparing.
  • Improvements included. House, wells, fencing and tree plantations change the price and are not always detailed.

What to check before buying

  • Access: whether the road is paved, gravel or dirt, and how it holds up after rain.
  • Water: whether there is a well, its flow and quality, or alternative sources such as ponds.
  • Power and connectivity: a connection to the grid of UTE (the state power utility) on the property or the cost of extending the line, and internet coverage.
  • Soil and terrain: low-lying areas at risk of flooding, native woodland, slopes and orientation.
  • Buildings: condition of the house, actual built area and installations.
  • Distance to services: actual travel time to shops, healthcare and schools, also in high season.
  • Actual area: whether the listing, the documentation and what you see on the visit match.

The legal, notarial and tax aspects of each transaction should be validated with a notary or a lawyer.
