Puerto Quetzal offers country living minutes from La Barra. On the axis linking the rural landscape with urban expansion, this country club of large, low-density lots is establishing itself as a residential option and an investment opportunity. Architect and developer Juan Valencia explains his vision.
Eight minutes from La Barra, on Camino al Cerro Eguzquiza, Puerto Quetzal is growing at a deliberate pace. It is not a neighborhood of immediate impact but of gradual consolidation. Its developer, architect Juan Valencia, describes it as a project designed for those who want to live year-round between nature and urban proximity.
“I am the architect and developer of Puerto Quetzal. We bought the land in 2020, finished the paperwork in 2021 and began the infrastructure works that same year. Today the neighborhood already has established streets and built houses.”
The development is organized under a horizontal property regime, in a country-club format. It comprises 200 lots of 4,000 m² each, set on a property that also reserves 100 hectares of common areas.
As Valencia explains, the differentiator lies not only in the infrastructure but in what they chose to preserve. “The most valuable thing about the neighborhood is the trees and native vegetation we kept. We wanted people to feel they are in the countryside.”
Strategic Location and Structural Growth
To someone unfamiliar with the area, it may seem remote. However, Puerto Quetzal is part of an increasingly dynamic network. It is a few minutes from La Barra, with quick access to José Ignacio via Route 9 or the boya petrolera road, and close to the area’s main schools.
“It is a strategic location, especially for those who want to live here year-round. You are in the countryside, but close to everything.”
The growth of Avenida Juana de América, the construction of new roundabouts and the expansion of educational services consolidate its permanent residential profile. Numerous nurseries and schools operate in the surroundings, and new medical and commercial services are planned.
The neighborhood also plans to include its own school in the future, reinforcing its vocation as a stable community rather than a seasonal enclave.
Amenities Designed for Low Maintenance
Unlike developments that prioritize large infrastructure, Puerto Quetzal opted for functional equipment and controlled costs.
“We prefer amenities that do not generate high common expenses until the neighborhood is more established and owners can decide the direction.”
The club has four padel courts, a low-maintenance tennis court, a soccer field, a gym, a kids club, a TV room and a barbecue area equipped for 70 people.
Common expenses are around USD 200 per month in winter and USD 300 in summer, when security and service staff increase.
Architecture with a Country Identity
The building code requires single-story houses, gabled or hipped roofs and quality materials —wood, stone or natural textures on at least 30% of the façade—. The line is clear: a reinterpretation of Punta del Este’s traditional country style.
“We do not allow modern or rationalist houses. The idea is to preserve the spirit of the place. So that you are here and truly feel you are in the countryside.”
Variations have been approved —from Californian references to thatched roofs—, always within an aesthetic consistent with the landscape.
“We wanted people to feel they are in the countryside, but minutes from everything.”
An Opportunity in the Current Real Estate Market
In a context of sustained price increases in established neighborhoods of Punta del Este and La Barra, Valencia believes Puerto Quetzal maintains an attractive equation.
Puerto Quetzal is thus positioned as an intermediate piece between urban expansion and rural territory, in a strip that is beginning to establish itself as a new hub of permanent residence in the La Barra area.
